Bigger, better service garage moves ahead

The Moreland Hills service garage renovation and addition are moving forward in phases, Mayor Susan C. Renda said Monday.

Village Council approved a motion last week to advertise for bids in early August and develop specifications for site-work improvements to allow for the construction of phase one, a mechanics repair facility. Council also approved advertising for bids for the construction of phase one. Estimated cost is $125 per square foot, Mrs. Renda said.

In March, the village had approved a contract for $185,000 with R.E. Warner & Associates, of Westlake, to perform professional design services for the construction and renovation of the service building.

The work includes additions and improvements to three separate buildings on the existing municipal complex, according to a memo. The estimated cost is $2 million for construction and $500,000 for professional services, such as engineering and architectural, as well as soft costs such as furniture, Mrs. Renda said.

Projected completion date is Nov. 30, 2010.

In phase one, the village plans to add to the building department offices three bays on the west side of the existing facility to house vehicles for the maintenance department, village Engineer Jeffrey Filarski said.

About 900 square feet of that building will be renovated, according to the proposal. Following the completion of that project, the service department will vacate the existing service building, thus simplifying the logistics of the operations.

Phase two will include tearing down the current service garage and building a new one, which will be used to house the trucks and equipment along with some office space. The phasing process, Mrs. Renda said, "will allow the service department to function well during the tear-down and building."

Following the demolition, according to the proposed scope-of-work agreement, the next step will be to design and construct a 13,540 square-foot-building that will feature an open garage area, offices, storage rooms and a storage mezzanine.

A 2,270-square-foot, second-floor addition for locker rooms and a break room is planned at the west wing of the existing Village Hall. It would be accessible via an elevated connector to the new service building and via a new stairway in the existing Village Hall, according to the proposal.

Construction on phase one could begin early this fall.
