Sterling Lakes, Pepper Pike reach agreement

The City of Pepper Pike and Forest City Land Group agreed last week to amend an agreement to revise a development plan at the Pointe at Sterling Lakes. Neighbors who had opposed the plan now support concessions the company made.
It's been over a year since Forest City has made several attempts to modify the plan, citing market demand. In its final concept, Sterling Lakes will add a total of up to 102 units at the Pointe. That is a reduction from last fall's plan, which called for a total of 132 units and which had been informally opposed by City Council.
In the original development agreement in May 2003, 93 units were approved at the Pointe. The number of units, which is a maximum of 285 in the entire Sterling Lakes project on either side of Brainard Road, would remain unchanged.
Following construction of new units, approximately 4 acres at the eastern end of the site will be transferred to the Pointe at Sterling Lakes Homeowners Association as green-park space.
According to the agreement, no more than 16 of the three-story townhouse-style units would be built parallel to Interstate 271. The company also will set aside 16 spaces for off-street parking and preserve six sites for manor-style houses.
There also is the promise to enhance the amount and density of planting to improve overall aesthetics and screening and improved maintenance. In a separate agreement, current homeowners will receive relief from certain maintenance fees for a year, according to a memo.
After several months of negotiations, residents from all seven homes at the Pointe supported Forest City's revised plan.
Pointe homeowner Michael Pendry had told City Council the developers had met with them and they all agreed on the redesigned plan and concessions provided by William Sanderson, of Forest City, and Pepper Pike resident Eric Bell, of Goldberg Cos., which is involved with the development.
The Pointe is on the south side of relocated Brainard Road. The Sterling Lakes gated community is on the north side of the road.
Last summer, Forest City had proposed plans for a skilled nursing and rehabilitation residence, which was opposed by council. The land would have had to be rezoned.
