Townhouse construction to begin in Pepper Pike

Signs of new home construction will take place this fall at the Pointe in Pepper Pike after months of discussion and compromise between developer Forest City Enterprises and City Council.
The development, on the south side of Brainard Road, will feature mainly townhouses. Sterling Lakes, which also is being developed by Forest City, is a gated community of mostly single-family dwellings on the north side of Brainard Road.
Pulte Homes is to begin construction this month on a five-unit townhouse that borders Interstate 271 in Pepper Pike, where eventually there will be a total of 15 units, according to Thomas Gerber, of Forest City Enterprises.
Pulte Homes, a national company, paid about $238,000 for the footprint of the attached five units, he said. The city architectural review board approved plans for the building. The townhouses are expected to be in the $200,000 range, Mr. Gerber said.
Following a public hearing Monday, the Pepper Pike planning commission recommended the approval of another four-unit townhouse model, listed under phase 2A that would be located just east of Pointe Drive near the entrance of the Pointe. Prices could be in the $250,000 to $350,000 range.
This winter, the infrastructure will be created for the area, Mr. Gerber said, and in the spring, the development will be paved. Building then can begin on the model townhouses, he said.
Next month, a public hearing will be held on the balance of the phase two development, which is 66 units, Mr. Gerber said. Council, which has been kept abreast of plans, is expected to approve phase two.
Council agreed to Forest City's proposal earlier this summer to amend the development agreement between the two entities. Plans call for a 4-acre passive park and the number of units changed to 102 from 132.
A total of 93 units were approved in the original agreement for the Pointe. The total number of units in the whole of Sterling Lakes, which is 285, will remain unchanged.
Phase two is to be comprised of 66 three-story, traditional-style townhouses in blocks of four to five units with front-facing garages, Forest City's William Sanderson had said. One row would back up to the Village Plaza shopping center on Chagrin Boulevard.
A preserve area and park will be kept and a walking trail is planned to connect to an existing walkway leading to Chagrin Boulevard and a host of shopping areas, including a grocery store, restaurants, bookstore and coffee shop.
